Tenant churn is the defining condition
Morrisville’s office parks turn over faster than anywhere else we work. A suite might see three tenants in a decade, each with a different floor plan, a different headcount, and a different idea of where the IDF should live.
Every one of those turns leaves sediment. Cable that was pulled for a tenant who left in 2016 and never removed. Patch panels labeled for a floor plan that no longer exists. An IDF that started as a closet, became a rack, and is now a rack with three switches, two of which nobody can account for. By the fourth turn, the ceiling is full of dead copper and the labeling is actively misleading, which is worse than no labeling, because someone will trust it.
This is why we are insistent about documentation and cable removal. In a building that turns over this often, the cost of doing it right is repaid inside one tenant cycle. Pull the dead cable, label to a scheme that is written down, and hand over as-builts that match reality. The next fit-out then takes days instead of starting with a week of discovery.
Density and heat
The other Morrisville particular is density. Tech and life-sciences tenants put more devices per square foot than typical office, and PoE budgets, pathway fill, and IDF cooling all become real constraints rather than theoretical ones. A closet sized for a 24-port switch and a patch panel does not stay adequate when the tenant adds forty PoE cameras and a dozen access points. That is a heat problem before it is a bandwidth problem, and heat problems present as intermittent faults that get blamed on everything except the closet.
We size for what the tenant is actually deploying, and we say so when the space they have will not carry it.
