Durham’s commercial mix is unusual: Duke and DUHS healthcare facilities, the research campuses around RTP, and the boutique offices and retail of downtown and Brightleaf. Militech International serves all of it from our base in Cary.
Converted tobacco warehouses are their own trade
The buildings that give downtown Durham its character are the ones that make this work hard. American Tobacco, Brightleaf, and the surrounding warehouse conversions are beautiful, and they were built to cure tobacco, not to carry a modern cable plant.
Exposed brick and heavy timber mean no accessible ceiling to hide anything in. Every pathway is a decision someone will look at for the next thirty years, and the tenant, the landlord, and sometimes a preservation review all have opinions. You cannot core through a structural timber because it is convenient. Surface raceway that would be invisible above a drop ceiling is suddenly a design element.
Fire alarm in these buildings is harder still. Notification appliance coverage in a space with thirty-foot ceilings and hard reflective surfaces does not follow the same math as a carpeted office, and getting audibility right without hanging devices in places that ruin the room takes actual design rather than a template.
Research and healthcare space
The RTP-adjacent research campuses and the Duke medical facilities have the opposite problem: not aesthetics but process. Work in an active healthcare or lab environment means infection control risk assessment, containment, coordinated shutdowns, and a level of documentation most commercial jobs never see. Hot work permits, interim life safety measures, and the assumption that you never disable a life-safety device without a plan for what covers that area meanwhile.
We are not going to pretend a small contractor is the right fit for every project on a Duke campus. For tenant spaces, medical offices, and the professional buildings around the medical district, we are a good fit.
